4 tips for selling your home quickly


Most Americans will sell a home at some point. It’s a fact of life. When it’s your turn, absorbing as much education as possible will get you through, especially if you want to sell your home quickly. The faster it’s under contract, the faster you can put the money in your pocket and move on with your life.

Unfortunately, selling a home can be time-consuming. It can take weeks or even months to find the perfect buyer for your home. However, with the right selling tips, it’s not unrealistic for your home to be under contract within a couple of weeks.

1. Clean It Up

You wouldn’t believe the amount of clutter and dirt that makes its way into home listing photos. It’s not exactly what buyers are looking for in a home.

“No buyer wants to see your clutter everywhere. Even if they’re messy themselves, this doesn’t mean they like your mess. So, before listing your home, do your best to declutter,” recommends an article from one of the top property management companies in Houston, Green Residential. “You’ll have to pack up once you sell the house anyhow, so why not go ahead and do some of it now? Strip down to the essentials and completely remove personal knickknacks, collections, and junk that has accumulated over the years.”

2. Price It Right

As a general rule of real estate, the right price will move your property. Pricing it too high is the best way to slow down your home sale. It’s very rare that someone will buy a house that’s priced well above market value.

After the real estate bubble burst, the amount of demand for real estate decreased, while the supply increased. According to the law of supply and demand, we were at a point of excess supply. There were a lot of empty flats and houses at exorbitant prices and very few users who wanted to buy them on these terms. As a consequence, the price of the properties decreased year after year to seek a balance with the demand.

If you want to move your home quickly, reduce the asking price by a few thousand.

“Find out what your home is worth, then shave 15 to 20 percent off the price,” suggests an article from HGTV. “You’ll be stampeded by buyers with multiple bids — even in the worst markets — and they’ll bid up the price over what it’s worth. It takes real courage and most sellers just don’t want to risk it, but it’s the single best strategy to sell a home in today’s market.”

Research market conditions, and cut the price if you’re tired of waiting for your home to sell.

3. Make It Easy for Buyers to See

A common mistake is making it difficult for buyers to see the house. You probably don’t do this intentionally. Everyone is busy, and it’s not always easy to vacate your home so that interested buyers can walk through. However, you have to make your home available if you’re in for a quick sale.

“The more flexible you are about visits, the more people will be able to see your home,” says Teresa Mears of U.S. News. “Be ready for prospective visitors early in the morning, at night and on weekends, with little notice. Also, leave when the house is shown so would-be buyers can feel free to move about without feeling like intruders and discuss the home’s pros and cons honestly.”

Adjust your schedule so that it’s easier to show your house. Have it clean and ready at all times. If all goes well, you’ll only have to worry about it for a week or two.

4. Rearrange or Stage the Furniture

You hope that buyers will have a vision about how to make a room work, but they can’t always picture it. Your style isn’t always in line with your buyers, so consider rearranging or staging things in a more popular fashion that allows buyers to see the full potential of your home.

“Start by putting bulky pieces in storage and moving furniture away from the walls,” says an article from DaveRamsey.com. “Oftentimes, the room is arranged so the children can play in the middle of the room or the TV can be seen easily from every chair and sofa. Buyers want to walk in and see an open—yet intimate—space that inspires conversation, not channel-surfing.”

Think about making a few changes for the benefit of your buyers. Research staging techniques or, if it’s in the budget, hire a staging company to do it for you. Some realtors offer complimentary staging services so you don’t have to foot the bill. Studies from the National Association of Realtors show that houses that are staged not only sell faster, but sell for more.

Selling a home quickly is a dream that could become reality if you’re willing to work hard and take the right steps. All it takes is a well-positioned home and the right buyer.
